When you're thinking of selling your home, and want to up the asking price a little, there are some things that you can do to increase the value of your home that won't break the bank. You might think that you have to do a huge overhaul but the fact is, doing some cosmetic upgrades can be exactly what you need to make a huge difference. Don't over think it. You don't have to rip out the floors or knock down any walls. Keep it simple and let any potential buyer paint their own picture by doing these 3 simple things that make a huge difference.

#1. Declutter Your Space

When you're selling your home, you want it as clutter-free as possible. When a potential buyer comes in, they don't want to see all of your belongings. They want to see an empty space that allows them to create a picture of how they'd want each room to function. You don't have to throw everything out but it's a good time to evaluate what items are coming to your next home and to get rid of anything you don't need. Other options are to bring any extra belongings to a storage locker, or rent a storage bin and park it in the driveway to hold your stuff until moving day. If you're feeling overwhelmed, have a packing party and invite friends and family to help. A lot of gently used items can be donated so you can feel even better about clearing out your space. If you're not in a position to hire a staging company, just clean out as much as you can and keep it simple. If you do that, you'll see instant results.

#2. Paint The Walls

A simple job that you can do that will make your home feel brand new and more appealing to potential buyers is to paint the walls. A neutral colour will create a blank canvas that again, let's anyone create their own story. Get rid of those red, blue or black walls and opt for colours like grey, white, or whatever is the new 'modern' and simple palette. Imagine when you're looking to buy a home, you might want it to feel light, airy, welcoming, and inviting. Other people want the same thing. They want to picture themselves in that space. Help nudge them to buy by making it feel like it's their home already.

#3. Freshen Up The Kitchen

You don't need to think about buying all new appliances when updating your kitchen. If your kitchen space needs an overhaul, there are a few things that make a significant impact. Start with the countertop. Shop around and find an updated style that will give your kitchen a pop of style. You can get as fancy as a granite countertop from KW Granite Countertops, or keep your costs down and shop styles from Home Depot. Shop around and find something that fits your budget.

Another thing you can do is paint the cabinets. Replacing cabinets can be expensive so why not get the family together and have a DIY painting party to update them yourself. If you're feeling adventurous, change the hardware. You can find affordable options at any home improvement store. Want to go even further? Consider adding a backsplash. These options are small but effective and will allow you to ask for more money when listing your home.

Selling Your Home - Next Steps

Now that you have some tips to get started, it's time to prioritize. You might want to do one or two or all of the above improvements, but pick what's right for you. Remember, if someone wants to buy your home and the kitchen needs painting, they will paint it when they move it. The benefit in you doing it yourself is being able to make a little extra money when selling. Take a walk through your home and jot down anything that you think you could realistically do to up the price, and go from there. You don't have to fix everything. Pick a few, get the family involved and start working on those DIY projects. Selling a home can already be a stressful situation, so don't add any more to your plate than you have to.
